Make sure the shingle is warm and flexible or you will break it when you try to bend it. Once it is glued down, put a roofing nail through it to secure it. Here are some tips to finish your asphalt roof repair. You should cover the nails you put into the new shingles with roofing cement. If you can you should use the old nail holes that the old damaged shingles had when you install the new shingles in their place. If you do not, then again, put the roofing cement in the old nail holes that held the old shingles before you install new shingles over that spot. You can do an asphalt roof repair job if it is not too big without much experience. Just a little patience and effort and your roof should be free of leaks in no time.

I am very capable but this home is very old. They are pre-dry wall. There are holes in the roof and leaks everywhere. I don't need a contractor as much as I need clear instructions. I mean it is not raining in the living room, but I think they have neglected it too long. There may be structural damage. Especially to the roof. Most contractor's only cover the roof and so far few actually repair the roof. I live in the Philadelphia metro area which includes New Jersey and Delaware.

Code allows 2 layers of shingles before you have to do a tear off. But before you do, check for dips or soft spots. There may be some sheathing you'll need to replace. I doubt you will unless you've had past leaks. I now live in Florida and I was told they must do a tear off here because of the heat causing the orig. layer to curl. And you shouldn't have to re flashing anything. Good Luck

Exactly how minor are the repairs? If it were up to me, I'd fix it if the damage wasn't more then 25% of the roof. Slate will last through the lifespan of several shingle roofs, so it's definitely worth the repair cost. Hope this helps.

you could call other roofing companies just to ask them what the lath & sheathing thing is to them and maybe get a better deal in the process of asking.

No easy answer. Even the same color will vary when added at later time. After a while you won't realy notice it.

to replace the roof w/ the least expensive asphalt shingles you are looking at $225/square (100 sq ft.) the shingles that are on your house now could have a warranty of 20-50 yrs. depending on the type. they rarely last that long. when the granules are missing the uv rays from the sun breakdown the mat and it will crack causing leaks. have a roofing contractor come out look at it. a home engineer may not know.

In many states, yes. Accredited home inspectors have a bond to cover this sort of thing. Now I will ask, how did the homeowners insurance company know about the roof if it wasn't on the inspection? If they hired their own inspector why didn't you get a copy of the report? If the sale hasn't closed yet you can attach an addendum asking the sellers to pay for a new roof(if you have a Realtor they will know how to do this-if this is a FSBO then it is Buyer-Beware and you will probably lose your downpayment if you can't close the deal(by fixing the roof)
BTW, find out who installed the roof. 20 years is nothing for a roof and it may still be under warrantee. You can find the roofer through the state, county or city building inspections. It is common to see 30-40 and even 50 year warrantees on a new roof.
