I am a first-time homeowner and we need to replace our roof this summer. We also have a skylight in VERY poor condition that has to be replaced at the same time. I'm very jittery about this since I've never had to deal with a repair of this scale and cost (especially with the skylight). What should I look for, ask, expect with a roof repair, and especially when replacing a skylight?

One other question…where do the contractors use the bathroom when they are replacing a roof? Do they bring their own port-a-potty or will they be tracking in and out of the house?

    $50 a month. The homeowner buys the filters, bulbs, chemicals, etc.

    This could also cover regular time trouble calls for things like blown fuses or severely clogged drains for example.

    I would think night and weekend emergency trouble calls would be an extra charge.

    I would call them and let them know you'll be in town and you'd like to be able to do some work on the property and since you are only in for that week you are giving them a courtesy call.

    If you don't have the number then send them a letter and give them one weeks notice that you'll be there with a handy man, have them call you and make sure it's ok with them to enter the property. Wouldn't want to run into a vicious dog.

    I don’t know if you showed it but where you had to pop the old shingles up so you could get to the nails holding the ones you removed. did you reseal them with the caulk because usually if it’s an older roof they won’t reseal that well or at all causing a tab blow off.

    @coldsud17 That’s a great observation, and very important. Yes, in addition to sealing around the pipe collar (to prevent wind driven rain from being forced under the shingles on the slick metal surface of the pipe collar) with Geocel Tripolymer Sealant — I always put a “quarter size” application under old shingles that have been lifted up too.

    Location of the Geocel is about one inch up from the bottom of the tab, right in the center.

    it really depends on a couple of factors, one being what is the appraised value of your home. Second, how much do you owe on your current mortgage. There may be a away to get you refied to 95% with some programs, but it's hard to say since I dont know all the parameters. Most likely would you have to decide what is most import to you and go from there. Unless your property is very rural, you won't get 100% financing and I don't know of any lenders going over 100%. As far as the selling question goes, I would say no because your now married. It might work in a community property state, but I still don't think so. Hope this helps and good luck

    Thanks for replying, Johnny.

    I understand the labor cost issues, but I’ve been called to repair pipe collars that have been repaired this way. It seems some roof repair guys don’t pay attention to where the flange integrates with the shingles (especially on the plastic units) and sometimes overlook issues like cracking, cracked shingles, etc.

    Be careful out there; one “callback” would be a lot more expensive and damaging to your reputation than $50 to $100 for labor to replace the whole unit.

    If it looks good and it doesn’t leak, it’s been done correctly. Time/labor is too expensive for me to do them this way, but it works! I have learned to peel the rubber boot off the aluminum, cut the o-ring off the bottom, then slid it down over the original cracked leaking boot. I can redo a whole house in under 5 minutes of being on the roof. That really cuts down on our labor costs/adds to the profit. And it still looks good and it doesn’t leak.

    The foundation is the only thing on your list FHA will care about. It depends on how bad it is. minor cracks mean nothing, there is steel inside the concrete.

    The other things they will look at that you did not mention is a heater and flooring, you have to have floor covering of some sort.

    None of this other stuff would prevent a loan.

    Work with your GYSD coalition and that can help with your sr project .. like makeup some kind of fundraiser to help raise money for ppl with cancer and give them information on cancer.. hope this helped

    You can. But be aware that the association will likely defend itself using those funds it says it is short of… So even winning, might be like squeezing blood from a stone.

    As an association member, you have a right to view "the books". I'd ask to see them to #1 Determine if they are telling the truth and #2 If so, see what the money they do pull in is getting spent on.

    You could probably make a good arguement that resident safety should come before lawn maintenance.

    Any ideas how I could fix the pipe collar on an electrical riser without disconnecting the power? The upper portion of the rubber has a BIG hole. I was thinking of cutting a collar at the bottom with tin snips and laying it on top of the old collar. Then maybe laying rubber from another collar under the split and using a tripolymer sealant. A roofer suggested filling the hole with MP-1 sealant. Otherwise we need an electrician.
