Please help to answer the question about roof repair contractorWill FHA loan fail due to missing shingles on roof?
Our bid was accepted on a HUD home, the appraiser was out last week, and we are awaiting his report. He noted shingles missing on the roof, but to me the roof does not look that bad, no water damage on the inside of the home. So will we not get the loan beacause of roof repairs? I know the seller won't fix the roof, we have the money to fix the roof, will HUD let us hire a contractor for the repairs? I am just wondering if we close the loan and then escrow money for the repairs, It took three weeks to get the appraisal, no one will give me an answer they say just wait, and see. I just wonder if repairs cited on the FHA appraisal report have to be fixed prior to close, are we allowed to fix them, or do we just get denied? Who gets the apprasers report, our realtor or banker? Then do we negotiate with HUD. I know the home appraises for what our offer is, it just needs minor repairs.
