Leaking Roof Repairs

Leaking Roof Repairs Leaking roofs can cause structural damage if left without repair. Sometimes a roof leaks well before the entire roof needs replacement. Normally such leaks are the cause or a broken or damaged shingle that can easily be replaced. Before you begin inspection it is important that you understand the dangers involved. If you do not feel comfortable walking on a roof you should not try inspecting for damage yourself. More appropriately you should speak with a professional contractor who offers specialization in roof repairs and qualifies to work on the exact roofing material you currently have. Complete replacement is not always necessary so be sure to get more than one opinion about the water leak or possible damage.
Detection of Roof Damage on a Shingled Roof
If you have experienced hail or heavy winds it is important to check your roof for damage after the storm. Inspect your roof for possible damage removing any debris that is covering the roof. Find broken or damaged shingles that need replacement. A water leak can spring up to 10 feet from the source by traveling along the boards located beneath the shingles. Cracks, missing shingles or curled shingles can be the signs of a water leak. When replacing the shingles look for signs of tears or rips in the felt and use roofing cement to repair. Vents, chimneys and other edges of the shingles may also be a source of leaks. To avoid these problems have a professional install flashing to help water drainage. Clean your gutters before replacement as they are an essential part to water drainage.
Hiring a Professional Contractor
For difficult roofs like tile or metal it may be in the best interest of your own safety that you hire a professional. You should plan to speak with at least 3 contractors for an estimate to ensure that you get the best quality service, most knowledgeable roofer and lowest price. When searching for a roof repair contractor you should start by contacting roofers who are knowledgeable in your exact roofing system. If you own a metal roof start by looking for a metal roofing contractor. Before choosing a contractor you should ask for references of past jobs with similar problems. Ask for certifications or state licenses. A licensed roofer must pass exams that test his knowledge of general roofing and can help you to find the most knowledgeable roofer in your area. Finally get quotes from the roofers that offer you the most experience and qualifications. Specialization is an important part of any industry and when choosing a roofer you should try to find one with an applicable skill set.
We believe in matching our customers with the right contractor for their type of roofing need. Having a roofer with qualifications and experience roofing metal or asphalt are two separate skills and we believe they should be treated as so. One of our customers in Dunkirk, Maryland was experiencing a roof leak around his attic fan, so he decided to take advantage of our roof repair special www.homerestorationsmd.com . A thorough roof inspection revealed wind-torn shingles just above the fan, easily repaired by Home Restorations Roofing, and eight (that’s right, eight!) pipe collars needing attention. This video shows one of the hidden dangers of using plastic pipe collars; they tend to deform with sunlight and heat, resulting in leaks that expose the roof deck to damage. We find faulty pipe collars to be the number one cause of roof leaks homes of all ages. This particular roof, only a few years old, needed service on all eight collars — and three were leaking because they were installed incorrectly. Our “tip of the day” is to be aware that pipe collars on home roofs need inspection at frequent intervals to avoid costly damage from water leaks. Talk to your licensed roofing professional today and get an inspection and assessment of the condition of your pipe collars. As Bonno stated it may be hard to find …..
In most cases the roof failure will be at or above where it is manifesting itself inside…… I say most cases ……because it can run down along roof trusses inside the attic before dripping onto the ceiling where you will notice it.
Have your husband go on the roof and look in the general area for any noticeable spots …. A seam if it’s a manufactured home …..any type of vents or skylights.
On a pitched roof the flashing for any vent could be open on the bottom {laying on the shingles} that is normal. He should be concerned with the higher {top part} of any venting to see if sealant has failed.
Have him check for the obvious………. missing shingle, low spots or any place were it’s seamed and patch with a fiber fill roof cement available at hardware store or home centers.
If it’s a missing shingle you may want to call someone a handyman who has experience replacing shingles.

Finding leaks on a bad roof is difficult. The place it appears may not be where it is leaking. Leaking does usually appear first at corners and valleys where flashing is present and on the side where the sun shines most (south side in the northern hemisphere.)
Temporary repairs might be made with tube of tar in a caulking gun, roof cement (patch, repair…) which is basically tar in a can, and/or using a tarp to cover the area. All have their drawbacks and working on a roof if you are not completely comfortable with the process and procedure can be a larger economic setback than a new roof.

She needs to send them a registered letter and carbon copy, her attorney, building inspector and the county attorney.
It is the landlords responsibility to maintain the structure in a habitable form.
The landlord can be cited by the building department.
Mold is a citable offense. he needs to fix the roof, and resolve the mold issue. The building department can condemn the property until the mold is resolved.

Thank you for posting this.
My parents had a friend of a friend (who they believe “does great work”) install a roof about 8 years ago. Roughly 30% of it blew off a couple of days ago in a wind storm. I had a professional roofing company come out to look at the damage and they showed me the exact same problem as depicted in your video.
Hopefully, your video will help to clarify to my parents that the roofing company is not trying to rip me off and that their friend is an idiot.

@coldsud17 : the real problem is asphalt shingles are cheap shit. people always seem to want a roof in the summer time, when its hot as hell, the guys don’t give a damn about any quality, and the home owners attitude is, just get it done and get out of here. OSB decking is crap, don’t hold nails, and a nail gun only blows holes into it. staples work better. the heat from the nail kills the area around the shingle, for nails that did hold, I worked as a roofer for a few years in so.cal, it sucked.

@coldsud17 : when they were around ELK made the, well, if you call it that, the best asphalt shingle. I installed every brand that was available in this area. but ELK was bought out, by a shingle manufacture who’s product I will not install.

Replace it. Sad news, I'm sure, but spot fixes never last and tend to make the surrounding areas worse.
For a temporary fix, get some roofing tar and smear it over the area you think the leak is at. But really, repair it.
Check with some local roofers, they can tell you if your homeowners insurace will cover the replacement or not. You are insured, right?

actually phuckintubers he is absolutely right about what’s going on with this roof. those are blow throughs (poor QC) it is nailed high and but what he failed to state ( but I’m sure he knows) when you nail the shingle properly you actually catch the top of the shingle below which further helps reduce blow offs. O and certain-teed architectural shingles are probably the best on the market

I advice to you is a no-no. Regardless how beautiful the house is, you won't want to risk your health as molds could be linger in the air and it's hard to remove these tiny spores entirely.
If you insist, then please get professional help. Get them to inspect the contamination and come up with a proper solution. I guess it doesn't worth the hassle. Please think twice.
