Also, I am concerned about having contractors from the Hampton&#39;s complete the work as the contractors in the area tend to charge much more for their services then contractors in other areas. I do not care what materials are used as long as the job is done properly to avoid leakage.<br />

<p><strong>Steps to finding a good contractor</strong>:</p>
<p>1.) Get at least three references.<br />2.) Ask how <span id="more-204"></span>long they have been in business.<br />3.) Get at least three estimates for the job to make sure they are not ripping you off.<br />4.) Ask how long the job is likely to take.<br />5.) Get flat rate estimates so you know the total you will pay beforehand.</p>
<p><strong>How to Hire a Roofing Contractor</strong><br /> <br />Think about the last time you purchased a car. <p>This is a very important consideration. The entire experience, from beginning to end, needs to be as stress free as possible. Plus if the roofing contractor and the roofing team enjoy their jobs, the quality and attention to detail will be better. Hopefully this will be the first question you ask. If the answer to this question is no then do not go any further, you do not want to work with that person.</p>

<p>The initial contact will provide you with a first impression. Was the contractor pleasant and courteous? Did the contractor return your call promptly? Did the contractor set up an appointment with you within a reasonable time (usually within 24 hours)?</p>

As you are discussing the project with the contractor, pay attention to body language and voice tone. Remember, based on the size of the project you will be working with this person, in your home, and you must feel comfortable.</p>

There are many types of roofing materials available such as clay or concrete tiles, slate, roofing shingles, and roofing felts for flat roofs, each with their own price tag.  You may also be affected by the type of roofing materials in neighbouring properties.  Get the contractor to advise on the appropriate <br />materials given the budget you have in mind.</p>
<p><strong>What warranty will they give?</strong></p>
<p>As a roof is fundamental to your security as a householder be sure to find out what warranty is given by the contractor.  A 10 year warranty is commonplace.  Make sure you can get it in writing. Simply stating it is not enough.  Get it in writing and make sure you understand any limitations.  A good contractor will be happy to stand behind his warranty.</p>
<p><strong>Is the contractor a member of the National Federation of Roofing Contractors (NFRC)?</strong></p>
<p>About 60% of roofing contractors in the UK belong to the NFRC.  There are undoubtedly excellent contractors who do not belong and therefore membership should not be an essential requirement when you make your decision.  However NFRC membership does mean that the contractor has been inspected once every three years to assess quality standards.  If a contractor is not a member it would be worth asking why.</p>
<p><strong>Obtain an estimate</strong></p>
<p>Obtain a detailed estimate. Make sure it includes a complete description of the work and the materials to be used. An estimate should include a projected start time and the project duration. An estimate should include a note that states if the price could change and if so what percentage. If you request any changes during the project, make sure you get a complete updated document that shows exactly what changes has been made and the impact on the final price.</p>
<p>Get a minimum of three estimates.</p>
<p><strong>Insurance and references</strong></p>
<p>Ask for a copy of the certificate of insurance of the contractor to check its validity.  Ask the contractor to provide at least three referees and check them out.   With each referee ask about the quality of the work, whether the job was completed on time, and whether they would hire the contractor again.</p>
<p><strong>Comparing estimates</strong></p>
<p>Compare all the estimates you have received and make sure that each one contains the same information. If you added something to the project between meetings with roofers, the estimates are not similar. A caution is always necessary when homeowners decide based on lowest price only. Make sure that the estimates contain the same quality materials; <br />sometimes the lowest bid is not using the same quality materials.</p>
<p> <br /><strong>Safety Commitment</strong></p>
<p>Accidents can happen with almost any home improvement project, especially a roofing project.   So ask your prospective candidate what steps he will take to prevent injuries and property damage. Again if a roofing contractor is good at his work he will be able to answer this question with ease. <br /> </p>
<p><strong>Execute a Contract</strong></p>
<p>Execute a contract specifying the work to be done, total cost, payment schedule, start date and estimated completion date. Make sure the contract includes the roofing materials and the brands and colours to be used and any additional work such as replacing guttering.  Make sure the contract specifies that the contractor is responsible for cleanup when the job is done and the removal of all waste materials.  Ask about what might be the level of disruption during the project. <br /> </p>
<p><strong>FINAL TIP</strong><br /> <br />Think carefully before accepting either the lowest estimate or the highest.  The cheapest may have underestimated and may sting you for it later.  So check the references.  The most expensive, especially if it is significantly higher, may  mean that the contractor does not actually  want your business, probably because they have work up to their eyes already.</p>

<p>When buying a new commercial building, chances are you have a lot to think about and prepare for your new space.  However, it is important to spend time on inspecting the flat roof before making your major purchase.  If you have owned a flat roof for several years, it is still a good idea to inspect your roof and know how to maintain it.  Undiscovered leaks can be devastating and costly, especially in areas with irreplaceable paperwork or expensive equipment. </p>
<p>The fi<span id="more-205"></span>rst thing you want to do is check each room in the building thoroughly.  Look at the ceiling for any discoloration.  If there is a leak, a dark colored ring will usually form around the saturated area.  If you see this, you will want to call a roofing contractor before proceeding.  Just because you see damage from a leak in a specific area doesn&#8217;t mean the leak is located directly above.  Flat roofs have layers that may direct the water to another area in the building, often many feet away.  The damage could also be from a plumbing leak or another source other than your roof.  It is also possible the leak causing the stain was already fixed, and the ceiling was not.  To be safe, it is best to hire a roofing contractor to locate the leak.    If you do not see any discoloration or other obvious signs of a leak, it is still a good idea to inspect your roof.  Cracks could be forming that could soon become problems.  It is better to deal with these before they cause any internal damage to the building.  It is a good idea to walk your roof and do a simple inspection.  Be sure to always remain aware of where you are on the roof and never walk backwards.  Be aware of penetrations and don&#8217;t put any weight on skylight covers as they are not designed to hold your weight.  While walking, pay attention to how the roof feels underneath you.  If it is weak, immediately get off the roof in a safe manner and call a contractor.  If there is a leak, it may soak the insulation underneath the membrane.  If you sense a sponge-like feel to the roof beneath you, you want to contact a roofing contractor.  This is also true if you see water coming out of any area of the membrane.    Next, you will want to check penetrations and seals.  A large portion of leaks are at penetrations and seals, which make up a small percentage of the total roof.  Penetrations are areas such as pipes and flashings that &#8216;penetrate&#8217; the roof.  They are usually surrounded by flashings, or sheet metal.  Check around these penetrations for any cracks.  These cracks may not initially be a problem, but as water gets in and freezes, the ice will expand the crack until it is deep enough to cause a leak.  Seals are where two waterproof materials overlap or come together.  Check these to be sure they are smooth and fully adhered.    Other serious flat roof issues include:</p>
<ul>
<li><strong>Blisters</strong>:  these are areas that appear as bubbles or as an uneven surface.  They could be moisture trapped under the membrane, but are more often a result of an installation error.  Ask a roofing contractor if a particular blister on your roof will cause problems.  </li>
<li><strong>Splits</strong>:  These are often indicators of poor building structure or poor insulation installation.  Even if the membrane was installed correctly, shifting or movement inside the structure could have caused a split in the membrane.  If this is the case, the flashing in this area will usually fail as well.  </li>
<li><strong>Movement</strong>:  If the membrane seems to have moved from it&#8217;s original location, it may be due to the slope being too steep for the membrane installed, inadequate adhesion, or thermal problems.  This can contribute to ridges, splits and other roof problems. </li>
<li><strong>Damage</strong>:  Obviously, if your roof is punctured or shows any signs of damage, report it to a roofing contractor.  </li>
<li><strong>Shrinkage:</strong>  Some membranes have a tendency to shrink excessively.  You will see this as an issue if membrane seams to be pulling against a penetration such as a plumbing vent pipe, or the membrane can pull away from the eave&#8217;s edges. You may also see &#8220;bridging&#8221; at angle changes such as parapet walls against other walls etc.</li>
</ul>

<p>We have an Eichler flat roof and we have decided we want to get foam instead of tar and gravel, bur, or rolled roofing because we want to conserve energy (and save money on our electrical bills). <p>Before roof coatings can be applied, the roof needs to be as clean as possible to ensure adhesion. Remember, a roof coating only works when it is fully adhered to the substrate. In this video, the existing PVC roof is very chalky and dirty. Pressure washing removes loose dirt and debris and creates a clean surface for the primer or topcoat. Extremely dirty or greasy roofs should be washed with a mild detergent or degreaser and rinsed thoroughly. Let the roof dry completely before applying any coating. How clean should the roof be? Rub your fingers on the roof. If your fingers stay clean, your roof is ready. Lexis contractors understand the importance of a clean roof and take no shortcuts.  <b>Please help to answer the question about flat roof contractor</b>What do I need to watch out for when hiring a roofing contractor?<br />We have a flat roof that has several leaks.<br />
So far, only one contractor has been here for an estimate. The other two just quoted me prices based on each leak. A fourth contractor quoted me his hourly rate, and said they don&#39;t come out to do estimates. When they come out, they just fix the leaks.</p>
<p>Also, none of the contractors are giving any kind of warranty/guarantee about the repair?</p>
<p>In addition to checking their license and asking for references, what else do I need to watch out for? I thought I was being diligent, asking for several contractors, but I didn&#39;t expect them to not even come out to do estimate.<br />

<p>Before you start do some research on the internet about the roofing materials which are available. There are many types of roofing materials available – clay or concrete tiles, slate, roofing shingles, and roofing felts for flat roofs, and and the choice of material will affect the overall budget. For example clay tiles ar<span id="more-206"></span>e generally more expensive than conrete tiles. You may also be affected by the type of roofing materials in neighbouring properties. With this knowledge you won&#8217;t be going cold into discussions with a contractor about materials to be used.</p>
<p>Start asking friends, neighbours and work colleagues about who they would recommend as a contractor. They may have direct experience of roofing contractors or they may know someone who has such expereince. if they do know about a contractor ask whether the contractor completed the job as expected, and whether they would hire them again. Ask whther they were couryeous and polite. Local Builders&#8217; supply shops, DIY shops and estate agents amy also have some knowledge of possible contractors you can hire. Try not just going to Yellow Pages and picking a contractor at random. In asking for referrals make sure that the job done is comparable with the job you have planned</p>
<p>Contact the contractor. What was your first impression of the contractor? Was the contractor pleasant and courteous? Did the contractor return your call promptly? Did the contractor set up an appointment with you within a reasonable time (usually within 24 hours)? Ask relevant questions such what employer&#8217;s liability and insurance they have, how long have they been in business, do they have a particular specialty, how many employees? If time is a priority for you, ask how soon a project could be started.</p>
<p>Meet the contractor and discuss the options. First of all clarify whether you need a complete new roof or whether a repair job is adequate. if it&#8217;s a whole new roof discuss the options on roofing materials to be used. Ask the contractor the following questions:</p>
<ul>
<li>What warranty will they give? Will they provide a warranty on both parts and labour? How long will the warranty last. For a new roof you would expect a warranty of at least 10 years </li>
<li>Do they specialise in residential or commercial roofing work? </li>
<li>How long will the job take? A roof can be replaced in a week or in even less time if they have a large and well organised workforce </li>
<li>How long have they been in business? Normally you would want one with at least 5 years experience </li>
<li>What type of roofing styles and colours will they offer? This is where your initial research about roofing materials will come in handy. </li>
<li>How much will the roofing job cost? Get a written estimate. In talking to diiferent contractors make sure that each estimate is based on the same information so that you are comparing like with like </li>
<li>What steps will they take to ensure the minimum of disruption while the job is done and to ensure that everything is cleaned up before they leave? </li>
<li>What steps will they take to ensure the safety of their employees while on your property and the safety of anyone in the vicinity of your property? </li>
<li>What liability and employer insurance do they have? Get it in writing. </li>
<li>Do they offer financing schemes or payment through credit card? Will they give discounts for cash payment? How much do they want upfront and how much as each milestone is reached? </li>
<li>What references will they give for recent and comparable work?</li>
</ul>
<p>Get this information and a written estimate from at least three contractors. Make sure that the estimates contain the same quality materials; some times the lowest bid is not using the same quality materials.</p>
<p>Do not automatically pick the cheapest estimate. Also if one estimate is significantly higher than the others the chances are that the contractor may not want your business because he is up to his eyes already in work.</p>
<p>Check the references which each contractor has given you. Ask the key questions of the referees. Were the jobs completed to their satisfaction and would they use the same contractor again?</p>
<p>Once you have made your decision, sign a written contract with the contractor. Ensure that the contract specifies the work to be done, total cost, payment schedule, start date and estimated completion date and a written warranty. Make sure the contract includes the roofing materials and the brands and colours to be used and any additional work such as replacing guttering. Make sure the contract specifies that the contractor is responsible for cleanup when the job is done and the removal of all waste materials.</p>

<p>A professional&#8217;s touch on a flat roof leak repair. Water was intruding through a bad seam in a ponding area of the roof. After filling the void with 1/2&#8243; celetex insulation board (he tapered the edge&#8217;s with his foot for a smoother transition to the existing roof) he fastened some 75lb base sheet and then applied the Johns Manville granulated modified bitumen cap sheet. As you can see, this roofer has bled a few seams in his day (he has a tattoo of a propane torch on his arm!). He torches the &#8220;meat&#8221; of his roll, then returns to bleed the seams. His foot seaming technique is known around here (new orleans) as the &#8220;Tucky Two-Step&#8221;. A Perfect 1/4 to 1/2&#8243; bleed everytime. This application was a rare occasion that matching white loose granules were not applied to the still hot tar seam to blend it in with the rest of the roof field and to protect it from sun damage (with the rest of the roof being well aged, granule coating the hot seams on this patch would certainly be overkill).  <b>Please help to answer the question about flat roof contractor</b>How do I know if the roofer I hired for a flat roof did a good job?<br />I recently had a flat roof installed on my garage.  My problem is the workmanship of the job.  The roof does not leak, but looks awful.  The aluminum roof coating looks terrible.  It looks like someone took tin foil and put it on my roof.  </p>
<p>Also, there are numerous crinkles, tool marks, footprints, etc.  There is also an area next to a corner which is built up with a different material, is bulging and looks terrible.  Also, before the roof was done there was a depression which held water.  The contractor told me this area would be “built up” (this was not specified in the contract).  Now, this area still holds water and appears not to have been “built up” as he said.  </p>
<p>At this point, I have not paid the balance due.  Should I pay the man?<br />

I have had 4 estimates and their all around the same price.  The 4th guy came out last night he was more like a sales guy than a contractor.he was trying to sell me on something called self adhering roofing.  He said it was better than the tar kind and he could guarantee the labor and material for 25 years! He said that the Good Housekeeping seal would take over the warantee if anything was to happen to the company. he is cheeper than the other 3 guys. The other guys warantee the material for 15 years + but the labor for only 2 years.  Is the self adhering roofing something realistic?  The guy seemed a little shady only because he was fast talking and really wanted me to commit that same night, but he sounds like a better deal. I did check the BBB and everything was cool except for 1 billing complaint that shows resolved.  The linsence expires in DEC. Just want to know if anyone has had this done before. what are somethings to look out for?<br />
It&#39;s not the rubber kind. Theis is something called Self Adhering Menbrane.Good Stuff but very expensive.  It&#39;s out my budget.  Everyone that came out quoted me between 2500-4000.  While doing my research some people are saying tar isn&#39;t good.<br />
