<p> When it comes to choosing a new roof for your home or commercial office building, a lot of decisions need t<span id="more-282"></span>o be made. However, one of the biggest mistakes that I see people making time and time again is that they go into the process of getting a new roof put on their home or commercial building without taking the time to understand the roofing problem they are having in the first place. Or, in addition, they go into it without understanding what course of action is needed to fix it.</p>
<p> So the first thing—and the main thing—that many people do wrong when it comes to having a new roof installed is to not look at all of the decisions that are going to need to be made right up front. Here at Lone Star Roofing, we do commercial industrial roofing exclusively. But even with that, people need be going into a situation like this having already been aware of all the decisions that are going to have to be made.</p>
<p> One reason this is so important has to do with comparing cost estimates. When a roofing contractor goes into a general-type job, there could be dozens of various ways he could handle it. When I go out to start a project on a new roof, I could really do any roof 20 or 25 different ways. So if a person doesn’t know what he or she is specifically looking for, then this person could end up getting 20 different estimates from various contractors, and none of those estimates would be the same.</p>
<p> Unless you have two contractors giving estimates on the exact same roofing project—in terms of materials and all of those types of things—then you will not be comparing apples to apples when looking at estimates from different companies. So then, if someone just picks one of those estimates out of a pile—and this would be because he has not done research ahead of time—then they could just be choosing what looks like the cheapest estimate, even though that specific project could end up costing them more money in the long run. What I tell people is that it is really important to compare apples to apples when looking at estimates for a roofing job.</p>
<p> Instead of doing that, though, what too many people do is they do not take the time to look at all the various materials and construction decisions ahead of time. And if they are not spending the time looking over those things before the project begins, then that is going to hurt them in the long run.</p>
<p> I encourage people to get on their roofs and see what is going on. Some people, though, might not be experts in roofing. So they might not know which roofing system are going to be right for their needs before calling various contractors for estimates. In situations like this, and actually in most cases, I encourage customers to first call a roofing consultant to have a look at the potential job.</p>
<p> Not only can a roofing consultant give you good information and let you know what kind of condition the roof is in, but he can also educate you on what kind of roof your currently have and what some good solutions could be. Based on your answers to a few questions, this consultant should be able to pinpoint exactly what kind of roofing construction you need done, which will help you get more exact estimates from the contractors themselves.</p>
<p> So by the time you schedule a consultation with a roofing contractor, you should already understand your roofing problems and have decided which course of action you’re going to go with—often with the help of a roofing consultant. And once you’ve made these decisions, and let the contractors themselves know, then you’ll have a better chance of comparing apples to apples in terms of what the estimates really are.</p>

<p>              So, you have decided to hire a roofer. Here are many steps to ensure you hire the right roofer/roofing contractor.</p>
<p>Seven Steps to Follow when Hiring a Roofer in Bucks County or Anywhere:<br />
1. Decide what type of roofing you want. Are you looking for asphalt shingles or wood? Or is slate more your style? Your decision will depend largely on the style of your home and your budget.<br />
2. Contact several roofing contractors. Ask the builder, as well as friends and <span id="more-278"></span>neighbors, for recommendations. If you&#8217;re having difficulty locating contractors, try contacting the local builders association to see if it can suggest someone.<br />
3. Have the contractors come out and quote prices on the project. Provide access to the property and make sure all the contractors are bidding on the same type of roofing (such as a specific grade of asphalt shingles).<br />
4. Make sure the roofers are including the removal of old roofing in their bids. (Note that it&#8217;s not always necessary to remove the existing roof when installing a new one.)<br />
5. Find out if each roofer has experience with the type of roofing you&#8217;re installing. Most roofers have asphalt-shingle experience, but wood and slate roofing are specialties. If you&#8217;re installing an expensive wood or slate roof, you&#8217;ll want a contractor who has experience in this area. Ask to see pictures of prior projects.<br />
6. Ask for references and check them out. Are the previous customers happy with the work that was done for them?<br />
7. Execute a contract for the work specifying cost, payment schedule, materials to be used, start date and completion date. Try to minimize the deposit you pay to the contractor prior to the start of the work or delivery of materials.</p>
<p>Qualifications</p>
<p>Finding a qualified professional roofer can seem like a difficult task, but if you do your homework and follow a few tips, the experience can be a positive one: </p>
<p>- You want someone who has good experience and can show you three to five roofs that they have done recently. <br />
- Make sure that you like the work they have done. <br />
- As far as warranties, most contactors will warranty a roof for about three to five years. <br />
- However, this is not nearly as important as the reputation and experience of the contractor. The warranty will only be good if the reputation of the roofing contractor is good. Make sure you are comfortable with the contractor who is building your roof.<br />
- Is there 24 hour emergency help available if needed?<br />
- Does the company perform all installations according to the manufactures specifications or the old fashioned way? If they don&#8217;t, your warranty will be voided by the manufacturer.</p>
<p>
Credentials</p>
<p>There are several credentials that a good roofing contractor will have:</p>
<p>- First, they will have an established company with a permanent address, telephone numbers, and a business license. <br />
- You can even request to see the company&#8217;s financial statements. <br />
- Next, the roofer should be able to provide information about certifications, training, bonding, and insurance. It is very important that a roofing contractor have valid insurance. <br />
- They should carry both worker&#8217;s compensation insurance and general liability insurance. Otherwise the homeowner could be liable for any property damage or accidents that occur during the job. <br />
- Don&#8217;t be afraid to ask for proof of insurance and be sure to verify that the dates are effective. <br />
- Your state&#8217;s licensing commission or agency can answer any questions about the requirements they have for bonding and licensing. Many states will even provide verification of an individual roofing contractor&#8217;s licensing. <br />
- It is a good idea to also check with your Better Business Bureau to make sure no complaints have been filed against the proposed roofing company. <br />
- A professional roofing contractor should provide you with a detailed written estimate that describes the materials they will use, labor costs, warranty specifications, and an estimated time of completion.<br />
- It&#8217;s a good idea to get at least three bids on a large project such as replacing your roof. <br />
- The lowest price does not always equal the best deal. Significantly lower prices could mean that a contractor is cutting corners with the quality of his workers or insurance liability. <br />
- You should expect to pay an up-front deposit of 10% or $1,000, whichever is less. The final payment should be made after satisfactory completion of the project. <br />
- A professional roofing contractor will provide you with a contract that describes all the agreements and procedures in detail and provides information about necessary building permits. The contractor should take care of obtaining any building permits that are required. </p>
<p>Compiling a List of Roofing Contractors</p>
<p>In order to compile a list of potential roofing contractors:<br />
- Consult your local phone book, service directory, or the National Roofing Contractor&#8217;s Association. <br />
- Visit The NRCA&#8217;s website (www.nrca.net), which lists professional roofers by region. <br />
- As with any service provider, the best way to locate a quality roofer is to ask friends, neighbors, and co-workers for recommendation.<br />
- Consult the Better Business Bureau.<br />
- Get in touch with your local chamber of commerce for qualified candidates<br />
- Search via Google or other search engine by putting in your city/area and the term &#8220;roofing&#8221;. You can also add &#8220;residential&#8221;, &#8220;commercial&#8221; or industrial to the search.<br />
- Ask your neighbors who completed the work for them and if they are satisfied with the work.</p>

<p>In today’s economy when you need a new roof the first question is how much is this going to cost me.  Unfortunately there is no easy answer to that question because the prices can vary majorly from one contractor to the next.  Below are the major categories that make up every roofing contractors proposal, some with room for negotiation and others non-negotiable.</p>
<p><strong><u>Cost of Materials</u></strong></p>
<p>In every bid that is submitted for your job the contracto<span id="more-280"></span>r will list the cost of materials to do your job.  Some contractors choose to break this amount down and show their customer how much the materials are going to cost on the job and others simply submit a bid as a whole including materials. Many contractors will use the cost of materials to drive up the price of your job. </p>
<p>When comparing the bids that you received from contractors, compare the cost of materials for each.  If there are major disparities in the amount of materials needed then one of the contractors is either padding their bid or can’t estimate the size of your roof correctly, either way it’s not someone you want on your job. </p>
<p>Most contractors realize some profit on the materials for your job, since they pay contractor prices and charge you retail. This is usually a very small part of their profit, but usually leaves some room for negotiation in the overall price of the job.</p>
<p><strong><u>Cost of Labor</u></strong></p>
<p>The cost of labor can change a roofing bid dramatically from contractor to contractor. Some contractors use day laborers at a very modest cost and are able to provide a significantly lower bid.  While major roofing companies who have actual employees who they provide benefits to are unable to provide an equally low bid. However as the saying goes most of the time you get what you pay for. </p>
<p>As far as negotiation of labor cost goes, a contractor without the overhead cost of employees will have much more room to negotiate then a major company.</p>
<p><strong><u>Profit</u></strong></p>
<p>With either a major roofing company or with a contractor profit is the area with the most room for negotiation.  Typically major roofing companies are making more profit per job then a small contractor, but are less willing to negotiate.  Most contractors deal more in quality then in quantity, which can work to the advantage of the consumer.</p>
<p><strong><u>Incidentals that may arise</u></strong></p>
<p>It is very important as a consumer to understand that things happen. Re-roofing your home is like any other home improvement job, in that you never know what you’re going to encounter until the job is in progress. I’m not talking about the scrupleless contractor that stops in the middle of the job and demands more money. I’m referring to the incidentals that arise when your roof is removed only to find that ten of your rafters are rotten and need to be replaced. As a home or business owner you need to be prepared to possibly expend the extra money if something like this happens. Keep in mind that the cost of repair will be cheaper when the damaged area is exposed and easily accessible.</p>

<p> There are different kinds of warranties out there that can guarantee your project for a certain amoun<span id="more-281"></span>t of time. The level of guarantee that you really have, however, will obviously vary with each warranty. Certain warranties may only be valid for one to three years, while others may stay in effect for up to five years or more. In genera,l many people regard the manufacturer warranty as the best guarantee should something go wrong. However, there are a handful of other options that homeowners and building owners should look into, as well.</p>
<p> Workmanship Warranties</p>
<p>One of the many reasons why it is so important to hire an established, reputable roofing contractor is to help secure your workmanship warrantee.</p>
<p> For those who don’t already know, a roofing warranty is supplied by your roofing contractor called a workmanship or labor warranty. The amount of time when your roof is covered by this warranty can vary in length from contractor to contractor. However, the average time that these warranties are usually valid is for one to three years after the initial roof was installed. Sometimes they can extend to five years on workmanship issues. However, that length is a little less common.</p>
<p> These days, pretty much every reputable roofer will offer his customers some type of workmanship warranty. However, you had better really trust you contractor in these situations. I say this because your warranty is only as good as the contractor himself and the people you hire. If your contractor goes out of business the day after he finishes your roofing job, then you could be out of luck with the workmanship warranty. That’s why finding a contractor who has a solid reputation, and who you can trust, is so important.</p>

<p>Maintenance Contracts</p>
<p> Another option that gives homeowners and building owners a certain level of guarantee is what is known as a maintenance contract.</p>
<p> Maintenance contracts are something that you will usually purchase in addition to your regular construction fees. And what this contract usually means, although specific terms will obviously vary from contract to contract, is that the roofer will actually come back to the job site at a predetermined date in the future to do maintenance on your roof. Whether there is a leak or not, this contractor is guaranteeing that he will come back and take care of it for you and handle the important maintenance issues that can prevent problems in the future.</p>
<p> Manufacturer Warranties</p>
<p> Finally, there is of course the option of a manufacturer warranty. Although these are most common on major commercial jobs, they are often seen as one of the best ways to guarantee your roof and prevent problems in the future.</p>
<p> When you are dealing with manufacturer warranties, an inspector from the manufacturing company itself goes to the job site on multiple occasions during the project to keep tabs on how everything is going. At the project’s completion, this inspector will hand out a special certificate that guarantees the quality of the roof. Should anything happen to the roof that was the fault of the materials or manufacturer, then that will be covered with a NDL warranty, which stands for No Dollar Limit.</p>
<p> So workmanship (or labor) warranties, maintenance contracts, and manufacturer (or material) warranties are three of the most popular roofing guarantees. The option you choose, however, will depend on the size of the job and the materials being used.</p>
