So you live in Buckinghamshire and you need a professional roofing contractor. It may be because you have an emergency and a leaking roof. It may be because you know that there aresome repairs which need doing. Or it may be because you want a new roof. Whatever the workyou want done there are many things to consider when making this important decision.

Steps to finding a good contractor:

1.) Get at least three references.
2.) Ask how long they have been in business.
3.) Get at least three estimates for the job to make sure they are not ripping you off.
4.) Ask how long the job is likely to take.
5.) Get flat rate estimates so you know the total you will pay beforehand.

How to Hire a Roofing Contractor

Think about the last time you purchased a car. Chances are you did not go to the Yellow Pages, choose a dealership at random, and buy your car from the first lot you visited. Many times, though, this scenario describes the way homeowners find a roofing contractor – they look in the phone book and call the contractor with the largest ad or the first one listed. But much like purchasing a car, finding a good roofing contractor requires research and comparison shopping.

So now you take the following steps.

Ask Around

The best place to start asking about roofing contractors is your family, friends and work colleagues. Friends, neighbours, and work colleagues will know of the contractor’s work first hand, or will know the quality of work the contractor did for someone they know. Other good sources of referrals include building contractors and your local roofing materials supplier. When asking for referrals, be sure to check the type of job the roofing contractor
was called in to accomplish. Also, determine if the roofing contractor specializes in residential or commercial work, or in a particular type of roofing work such as flat roofs.

Some good questions to ask:

Were you happy with the quality provided by the roofing contractor?

Everybody has their own ideas of quality, so you should take a look at the referee’s house and judge for yourself. Ask how long ago the job was done. Pay attention as best you can to areas around chimneys, any windows, plumbing stacks and roof intersections as these are the most likely areas where problems could start to arise. If it is a flat roof you are
having done, ask if you can get onto the flat roof to have a good look. What signs of wear and tear are there?.

Did the roofing contractor complete the job in the time specified when the estimate was given, and was the disruption during the job at an acceptable level?

Roofing work with the scaffolding, the tarpaulins and so on can be a big disruption to you and your family. While delays can exceptionally occur if the weather is really bad the job should normally have been completed on schedule. If not, why not? Good quality roofers are very skilled at getting the job done even if there is rain and they should be able to complete the job in the time scheduled and keep everything in the house dry. A complete roof replacement can often be done in a week. Was the roofing team careful not to cause any damage while doing the job? Were they efficient in removing rubbish from the job from your property? Were all the roofing team there when they were supposed to be there, or were they distracted by other jobs? Was everything cleaned up when the job was completed and the roofing team had gone?.

Were they courteous and polite?

This is a very important consideration. The entire experience, from beginning to end, needs to be as stress free as possible. Plus if the roofing contractor and the roofing team enjoy their jobs, the quality and attention to detail will be better. Hopefully this will be the first question you ask. If the answer to this question is no then do not go any further, you do not want to work with that person.

Now you call the contractor.

The initial contact will provide you with a first impression. Was the contractor pleasant and courteous? Did the contractor return your call promptly? Did the contractor set up an appointment with you within a reasonable time (usually within 24 hours)?

The initial phone call

Ask pertinent questions, such what employer liability and insurance they have, how long have you been in business, what is their specialty, how many employees? If time is a priority for you, ask how soon a project could be started.

Meet the contractor

Provide a clear detailed description of the project. Include as much information as possible, including materials, budget, time frame, and any other important information about your expectations. It is always a good idea to be as honest and open with the contractor as possible. A roofing contractor should never have to guess about your project and you should make every attempt to ensure the contractor understands what you want. As you are discussing the project with the contractor, pay attention to body language and voice tone. Remember, based on the size of the project you will be working with this person, in your home, and you must feel comfortable.

Discuss the options with the contractor

Since the roof is one of the most important external elements of a house, it should not only be durable, but also have an aesthetic appeal. There are many types of roofing materials available such as clay or concrete tiles, slate, roofing shingles, and roofing felts for flat roofs, each with their own price tag. You may also be affected by the type of roofing materials in neighbouring properties. Get the contractor to advise on the appropriate
materials given the budget you have in mind.

What warranty will they give?

As a roof is fundamental to your security as a householder be sure to find out what warranty is given by the contractor. A 10 year warranty is commonplace. Make sure you can get it in writing. Simply stating it is not enough. Get it in writing and make sure you understand any limitations. A good contractor will be happy to stand behind his warranty.

Is the contractor a member of the National Federation of Roofing Contractors (NFRC)?

About 60% of roofing contractors in the UK belong to the NFRC. There are undoubtedly excellent contractors who do not belong and therefore membership should not be an essential requirement when you make your decision. However NFRC membership does mean that the contractor has been inspected once every three years to assess quality standards. If a contractor is not a member it would be worth asking why.

Obtain an estimate

Obtain a detailed estimate. Make sure it includes a complete description of the work and the materials to be used. An estimate should include a projected start time and the project duration. An estimate should include a note that states if the price could change and if so what percentage. If you request any changes during the project, make sure you get a complete updated document that shows exactly what changes has been made and the impact on the final price.

Get a minimum of three estimates.

Insurance and references

Ask for a copy of the certificate of insurance of the contractor to check its validity. Ask the contractor to provide at least three referees and check them out. With each referee ask about the quality of the work, whether the job was completed on time, and whether they would hire the contractor again.

Comparing estimates

Compare all the estimates you have received and make sure that each one contains the same information. If you added something to the project between meetings with roofers, the estimates are not similar. A caution is always necessary when homeowners decide based on lowest price only. Make sure that the estimates contain the same quality materials;
sometimes the lowest bid is not using the same quality materials.

Safety Commitment

Accidents can happen with almost any home improvement project, especially a roofing project. So ask your prospective candidate what steps he will take to prevent injuries and property damage. Again if a roofing contractor is good at his work he will be able to answer this question with ease.

Execute a Contract

Execute a contract specifying the work to be done, total cost, payment schedule, start date and estimated completion date. Make sure the contract includes the roofing materials and the brands and colours to be used and any additional work such as replacing guttering. Make sure the contract specifies that the contractor is responsible for cleanup when the job is done and the removal of all waste materials. Ask about what might be the level of disruption during the project.

FINAL TIP

Think carefully before accepting either the lowest estimate or the highest. The cheapest may have underestimated and may sting you for it later. So check the references. The most expensive, especially if it is significantly higher, may mean that the contractor does not actually want your business, probably because they have work up to their eyes already.

Wood shake roofing is made from split logs and are used to cover the top of a house. It offers a natural look with a lot of character because of variations like color, width, thickness, or cut of the wood. No two wood shake roofing will ever be the same. Wood shake roofing helps to insulate the attic and allows the house to breathe and also help to circulate air through the small openings under the felt rows on which wooden shakes are laid. Latest roofing options that are available today is the result of inventions and experimentation and wood shake option have remained unchanged for centuries. Apart from the beauty these wood shake roofing are easy to install and much more durable.

Wood shake roofing requires proper care and maintenance in order to have longer durability. It should be protected from mold, rot and insects. Most of the pressure treated wood shakes roof are impregnated with fire retardant and meet national fire safety standards. Installing wood shakes are a complicated process and it requires careful and experienced contractor to provide fine finish to the wood shake roofs. Wood shakes roofs are frequently selected because of their aesthetic appeal, ability to blend a structure into a forest background, good insulation properties and durability.

Wood shakes come in different sizes, with varying exposures. Wood shakes are usually made of western red cedar, which is a long-lasting, straight-grained wood. These are thicker and rougher, being split rather than sawn from the logs. Wooden shakes roofs have a typical life expectancy of 25 years, which is similar to many other roofs. Wood shakes roofing require more maintenance than other roofing options, especially if one live in a harsh climate. Wooden shakes roofing was commonly used on old houses, but they have gained recent popularity on new homes built in traditional styles.

Most wood shakes roofing are made of treated pine, spruce or more commonly, cedar. Wood shakes are handmade that offer rough and thick look that many homeowners want. These have a smooth finish, making it easier to install. Cedar is the first choice in wood shakes, offering up to a 30 year life. When shakes are first installed, they appear brown or red in color but with years and due to weather, the colour of the wood shakes fade leaving it to a soft gray colour.

For strong building construction, an ultimate roof is the basic requirement. If the roof is constructed beautifully, it also adds importance and beauty of the building. For proper installation of the roof, it requires expertise and knowledge of the thing. When it comes to repairing or placing roofs, you should never try to do it your self. You really know closely what you are doing. For this you need to get in contact with roofers who know the job inside out and can complete the work professionally. You are supposed to hire them carefully because there are often so many roofers in one area that it can seem even more difficult.

If your roof needs repairs or you need a specialist job doing then try to find several (they must have a deep knowledge of job) and select any one according to your requirements. There are many companies as well as contractors who are doing this job. Therefore you should always try to find the right candidate that give accurate quotes. An experienced roofing contractor can construct the roof beautifully as well as well-built. The customer needs top take the exact decision for the roofing materials as well as other things required in the building work.

If you are in touch with the professional roofing contractors, they perform a number of tasks for their clients. Professional and experienced roofers can give you proper and valuable suggestion. If you want to fit a new roof you will almost certainly do it yourself. The reason of employ professional is because they know accurately what they are doing. Experts are also conscious of the latest techniques and materials.

They perform many duties. They give you the valuable suggestion on type of material would be best. Experienced and professional roofers do their work with complete preparations. They start work from planning to drafting, lay out of the roof design and also executing the same. A professional roofer can make the task of the roof installation easy. Therefore you are supposed to select the right roofer, who could solve the entire roof relating matters.

The repairing work of the roof depends on the condition of the roof. If you think that a minor roof repairing project can save your money, you should think many times after analyzing the current condition of the roof. If the roof has passed through the number of repairing sessions then you are supposed to install a new roof over the building.

Portland Roofing Company: RooflifeofOregon.com Patrick explaining what happened to this homeowner when another company tried to fix a leak in their chimney. SCRIPT Were going to look at a chimney here that another roofing contractor put this 3 tab roofing on here about 10 years ago. They decided the old counter flashing which goes in between the bricks and the mortar was worn out so they filled it in with tar and then they took this intersection which is supposed to be flashed and they filled it in with black tar and put a coating on it, see they just put all this coating on there, thinking that thats going to weatherize the chimney, but you can see here water can go right into the house, and it is, and also the black tar cracks in the heat. That water goes right inside creating long term damage to this structure. What we are going to do today is were going to re flash this chimney correctly. This is something that shouldve been done by the roofer. So what were going to do is take a grinder and were going to grind in to this mortar joint about an inch and we are going to take metal and put it in there and were going to re-mortar around the metal so we have metal that comes out and down, were going to cut all this out of here and put in step flashings with each row that goes underneath the shingle and up the wall, the counter flashing goes over the top of it. Thats a weatherized permanent re flash of a chimney, again it shouldve been done but the roofing company decided … Please help to answer the question about metal roof contractorMetal roofing on flat roof???
Dear, I am a Store owner located in Mechanicsburg,PA.
How to find the best roofing contractor in Oxford (or anywhere)

My Top Tips for hiring a roofing contractor

Before you start do some research on the internet about the roofing materials which are available. There are many types of roofing materials available – clay or concrete tiles, slate, roofing shingles, and roofing felts for flat roofs, and and the choice of material will affect the overall budget. For example clay tiles are generally more expensive than conrete tiles. You may also be affected by the type of roofing materials in neighbouring properties. With this knowledge you won’t be going cold into discussions with a contractor about materials to be used.

Start asking friends, neighbours and work colleagues about who they would recommend as a contractor. They may have direct experience of roofing contractors or they may know someone who has such expereince. if they do know about a contractor ask whether the contractor completed the job as expected, and whether they would hire them again. Ask whther they were couryeous and polite. Local Builders’ supply shops, DIY shops and estate agents amy also have some knowledge of possible contractors you can hire. Try not just going to Yellow Pages and picking a contractor at random. In asking for referrals make sure that the job done is comparable with the job you have planned

Contact the contractor. What was your first impression of the contractor? Was the contractor pleasant and courteous? Did the contractor return your call promptly? Did the contractor set up an appointment with you within a reasonable time (usually within 24 hours)? Ask relevant questions such what employer’s liability and insurance they have, how long have they been in business, do they have a particular specialty, how many employees? If time is a priority for you, ask how soon a project could be started.

Meet the contractor and discuss the options. First of all clarify whether you need a complete new roof or whether a repair job is adequate. if it’s a whole new roof discuss the options on roofing materials to be used. Ask the contractor the following questions:

What warranty will they give? Will they provide a warranty on both parts and labour? How long will the warranty last. For a new roof you would expect a warranty of at least 10 years

Do they specialise in residential or commercial roofing work?

How long will the job take? A roof can be replaced in a week or in even less time if they have a large and well organised workforce

How long have they been in business? Normally you would want one with at least 5 years experience

What type of roofing styles and colours will they offer? This is where your initial research about roofing materials will come in handy.

How much will the roofing job cost? Get a written estimate. In talking to diiferent contractors make sure that each estimate is based on the same information so that you are comparing like with like

What steps will they take to ensure the minimum of disruption while the job is done and to ensure that everything is cleaned up before they leave?

What steps will they take to ensure the safety of their employees while on your property and the safety of anyone in the vicinity of your property?

What liability and employer insurance do they have? Get it in writing.

Do they offer financing schemes or payment through credit card? Will they give discounts for cash payment? How much do they want upfront and how much as each milestone is reached?

What references will they give for recent and comparable work?

Get this information and a written estimate from at least three contractors. Make sure that the estimates contain the same quality materials; some times the lowest bid is not using the same quality materials.

Do not automatically pick the cheapest estimate. Also if one estimate is significantly higher than the others the chances are that the contractor may not want your business because he is up to his eyes already in work.

Check the references which each contractor has given you. Ask the key questions of the referees. Were the jobs completed to their satisfaction and would they use the same contractor again?

Once you have made your decision, sign a written contract with the contractor. Ensure that the contract specifies the work to be done, total cost, payment schedule, start date and estimated completion date and a written warranty. Make sure the contract includes the roofing materials and the brands and colours to be used and any additional work such as replacing guttering. Make sure the contract specifies that the contractor is responsible for cleanup when the job is done and the removal of all waste materials.

A professional’s touch on a flat roof leak repair. Water was intruding through a bad seam in a ponding area of the roof. After filling the void with 1/2″ celetex insulation board (he tapered the edge’s with his foot for a smoother transition to the existing roof) he fastened some 75lb base sheet and then applied the Johns Manville granulated modified bitumen cap sheet. As you can see, this roofer has bled a few seams in his day (he has a tattoo of a propane torch on his arm!). He torches the “meat” of his roll, then returns to bleed the seams. His foot seaming technique is known around here (new orleans) as the “Tucky Two-Step”. A Perfect 1/4 to 1/2″ bleed everytime. This application was a rare occasion that matching white loose granules were not applied to the still hot tar seam to blend it in with the rest of the roof field and to protect it from sun damage (with the rest of the roof being well aged, granule coating the hot seams on this patch would certainly be overkill). Please help to answer the question about flat roof contractorHow do I know if the roofer I hired for a flat roof did a good job?
I recently had a flat roof installed on my garage. My problem is the workmanship of the job. The roof does not leak, but looks awful. The aluminum roof coating looks terrible. It looks like someone took tin foil and put it on my roof.

Also, there are numerous crinkles, tool marks, footprints, etc. There is also an area next to a corner which is built up with a different material, is bulging and looks terrible. Also, before the roof was done there was a depression which held water. The contractor told me this area would be “built up” (this was not specified in the contract). Now, this area still holds water and appears not to have been “built up” as he said.

At this point, I have not paid the balance due. Should I pay the man?

Leaking Roof Repairs Leaking roofs can cause structural damage if left without repair. Sometimes a roof leaks well before the entire roof needs replacement. Normally such leaks are the cause or a broken or damaged shingle that can easily be replaced. Before you begin inspection it is important that you understand the dangers involved. If you do not feel comfortable walking on a roof you should not try inspecting for damage yourself. More appropriately you should speak with a professional contractor who offers specialization in roof repairs and qualifies to work on the exact roofing material you currently have. Complete replacement is not always necessary so be sure to get more than one opinion about the water leak or possible damage.

Detection of Roof Damage on a Shingled Roof
If you have experienced hail or heavy winds it is important to check your roof for damage after the storm. Inspect your roof for possible damage removing any debris that is covering the roof. Find broken or damaged shingles that need replacement. A water leak can spring up to 10 feet from the source by traveling along the boards located beneath the shingles. Cracks, missing shingles or curled shingles can be the signs of a water leak. When replacing the shingles look for signs of tears or rips in the felt and use roofing cement to repair. Vents, chimneys and other edges of the shingles may also be a source of leaks. To avoid these problems have a professional install flashing to help water drainage. Clean your gutters before replacement as they are an essential part to water drainage.

Hiring a Professional Contractor
For difficult roofs like tile or metal it may be in the best interest of your own safety that you hire a professional. You should plan to speak with at least 3 contractors for an estimate to ensure that you get the best quality service, most knowledgeable roofer and lowest price. When searching for a roof repair contractor you should start by contacting roofers who are knowledgeable in your exact roofing system. If you own a metal roof start by looking for a metal roofing contractor. Before choosing a contractor you should ask for references of past jobs with similar problems. Ask for certifications or state licenses. A licensed roofer must pass exams that test his knowledge of general roofing and can help you to find the most knowledgeable roofer in your area. Finally get quotes from the roofers that offer you the most experience and qualifications. Specialization is an important part of any industry and when choosing a roofer you should try to find one with an applicable skill set.

We believe in matching our customers with the right contractor for their type of roofing need. Having a roofer with qualifications and experience roofing metal or asphalt are two separate skills and we believe they should be treated as so. A thorough roof inspection revealed wind-torn shingles just above the fan, easily repaired by Home Restorations Roofing, and eight (that’s right, eight!) pipe collars needing attention. This video shows one of the hidden dangers of using plastic pipe collars; they tend to deform with sunlight and heat, resulting in leaks that expose the roof deck to damage. We find faulty pipe collars to be the number one cause of roof leaks homes of all ages. This particular roof, only a few years old, needed service on all eight collars — and three were leaking because they were installed incorrectly.
