    your roof really has nothing to do w/ the temperature inside your house. the ventilation controls that. so you can use vents, turbines, etc to keep the heat out of the attic. asphalt shingles are considerably less costly than metal. metal is not noisy during storms. the metal will last longer.

    BigDog is right on the cost… BUT there is a trade-off in that a good STEEL roof has a 100 year warranty !!

    We JUST re-roofed my brother's ranch (house, garage, and tool-shed) with steel roofing to replace 8 year old asphalt shingles. It will save him about $400 a year on his insurance because he's in a rural area prone to wild-fires.

    The heat gain / loss is negligable because it is applied over plywood and an insulated attic. They DID pick a light color to reflect sunlight – heat in the summer because it gets HOT (100+ avg in summer).

    The main reason that some communities forbid exposed fastened panels is because they feel it gives it a "barn look".

    They are often thinking of the old galvanized tin used on barns in the 60's and 70's.

    Metal roofing has come a long way since then, and is available in a variety of styles and colors, including vertical standing seam, as well as metal roofing styles that look like shingles, shakes, and slate roofing.

    The screws for most exposed fastened panels are as below:

    - Galvanized
    - Hex Head
    - Metal Umbrella Washer (protects neoprene seal from UV rays)
    - Neoprene Rubber Seal

    There are different quality screws, some great, some not so great. The main disadvantage is that no matter how good the screws are, there is still the potential that they can leak, because they are exposed to the elements.

    i'm gonna say shingles look better. you can get metal shingles now too.(a bit pricey though.)

    It depends on the climate your building occupies. They're great in winter because snow won't build up on them. They are more durable than asphalt shingles, they look nice and they can be relatively inexpensive.

    As Beverly (the architect) mentions, moisture can be a problem with metal roofs, as it can be with all roofs. Metal roofs don't "sweat", but act as condensing surfaces due to temperature differentials. Use a good underlayment on top of the roof deck – problem solved.

    Metal roofs are great. I deal with metal building contractors every day. One guy said get thicker metal and get a standing seam. Standing seam is good. Metal gauge is probably not even an option. 24 ga. is what you will get. It is very hard to work anything thicker with hand tools. Copper would be my first choice but we are talking BIG BIG bucks for that. If you can get a coating called Galvalume, get it. It is far far superoior to galvanized, second choice would be aluminized steel. Pure aluminum would last a long time but I have never seen it. It would also be very expensive.

    The downside to a metal roof is that some insurance companies up your homeowners rates because hail damage shows more on those than shingles and the claims are higher. Hail doesn't effect the integrity of the roof but it does dimple it.
    Check with your insurance company to be sure. This is what my good friends wife, the insurance agent tells me anyway.

    You will also really hear the rain hit the roof, it will be much louder on a metal roof than a shingle roof.
