What Does A Spanish Estate Agent Do All Day?

One of the things I am regularly asked is what I do all day as a Spanish estate agent . Well the truth be told I often do not know where the time has gone. However I believed I’d give you an idea of a typical day when I don't have viewings and then in a further article look at one where I've got Spanish Property viewings.

So starting at about 9am once the children are packed off to school I get the prior day’s emails out of the way if there are any exceptional. This involves sending pictures, answering questions or following up with visitors who have visited. The follow up is always the most significant.

I will then write a post just like I’m doing now if needed and send it out using social media to give it more visibility. Oftentimes I upload properties into the Valencia Property site too and then add them into the Facebook page and Twitter so that those who have subscribed to the newsletter can get some breaking news and get first choice on the new properties.

Mid morning I often go out to either take photos or look at property that might be fascinating for clients who've already signalled their design to come over and visit. This property search is cut down using many websites and from private recommendations that are sent to me from folk selling.

The afternoon is spent updating websites, organizing contracts and making absolutely sure that the prevailing sales and rental negotiations are ready to go.

After a fast dip in the pool with the kids at about 5pm I then start organizing visits replying to the day’s mail and finishing up apart from working on other projects in the background.

However there are a handful of other items that can affect my day even if people are not around. I might need to go and have a debate with a bank (ie Negotiate a mortgage). I infrequently have to check out properties prepared for folks moving in or to check that the inventory that has been signed for is there. Sometimes issues come up with rental properties that need me to sort. Now I'm no mechanic and am worthless at fixing things but I do have a database of people that can sort Problems for me like electricians, builders and contacts in insurance companies. Sometimes I'll spend up to an hour on the telephone with people who just want info before their visit however with all of the info on the blog, Facebook page, YouTube channel and more lots of the characteristic questions are answered.

On top of all this I need to keep up appearances on social networks by filtering in content, answering queries, interacting and sometimes helping to steer the marketplace for those that get their info off the web.

Now the thing is I like doing almost all of this but if you think I am a bit slow getting back to you then it is either because I have a lot of clients coming through or alternatively because I gave up for the day exhausted. I haven’t forgotten about you. And also I know you are disappointed as there is;

  • No siesta (Well very rarely)
  • No long lunch with many glasses of red wine
  • No mention of Tapas
  • No late night “business” conferences.

These happen of course but they're just not the day by day. Most of the day is taken up working hard to give additional info to people and those reading the website or having a look at the Valencia Property YouTube channel. Activity is based around necessities at the time so always make certain to book your appointments in advance as I could need to juggle some stuff around.
